The Best Home Remodel Materials for High Humidity Areas Like Miami, FL

Posted on: November 29, 2016

When remodeling a property in a hot, humid environment like Miami, Florida, you will need to give careful attention to the materials used. Some standard building materials, including many woods, are prone to damage and warping when constantly exposed to humidity. To avoid this problem, choose the right building materials for your next project. Here are some tips.

All of the materials we use in our home remodels are sustainable. Let us know if you’re ready to begin your home remodel by sending us a note!

Choosing the Right Flooring Materials

When choosing flooring materials, look for hard flooring that is non-porous when possible. Concrete tiles, non-porous stones or slate tile, clay tile, and ceramic tile are all fairly moisture resistant. You can use tile in any room of your home, not just the bathrooms and kitchen, and toss a throw rug over it for comfort.

If you prefer wood or the look of wood, look for naturally decay-resistant woods like cedar, redwood, and certain types of oak. However, with wood floors you will have the risk of warping with continual moisture exposure. A better option may be tile designed to look like wood.

For rooms where you simply must have carpeting, be prepared to replace it more frequently than you would expect. It’s simply too hard to prevent mold growth under carpeting in a humid environment. A better option is a throw rug over a mold-resistant hard flooring.

Materials for Walls in Humid Environments

Many home remodels in Miami involve tearing down or building walls. While you aren’t going to change the support beams for your home during a remodel, in most instances you may change the walls a bit, and the right materials are important to the stability and look of the project.

Consider materials that are going to resist moisture damage, like concrete, solid or veneer stone or plaster with metal lath. Sometimes you won’t be able to get around using wallboard for your project. In these instances, use non-paperfaced gypsum wallboard or water resistant fiber-reinforced gypsum wallboards for the best options. Keep in mind that you will also want joint compound that dries quickly, because the moisture in the air can extend the dry time and leave room for mold growth.

Most home remodels in Miami will involve paint or wallpapering. Choosing the right materials here is essential. Start with a high quality primer and consider using one that inhibits mold growth. Then use a quality 100 percent acrylic paint with a satin or semi-gloss sheen to prevent moisture damage. Wait four to six hours between coats to ensure the paint has sufficient dry time.
